Not too long ago, I had a conversation with a young gentleman who lived in California. He explained to me that we helped his friend recently purchase a home in Florida and he wanted to do the same. He was an IT worker for a mid size company in the San Francisco Bay area.

While he had a good income, living in California was expensive. He was owned a home, but realized that he could get more for his money in other parts of the U.S.

He had his eye on Florida as one of his friends and former colleagues had relocated, and reported he was quite happy. The homes in Florida were less expensive than California homes, offering more bang for your buck. Additionally, Florida did not have state income taxes like California had. This alone could save him a substantial amount. Take an IT worker who is earning $180,000 as an example. In a state where income tax is approximately 9 to 10% for such a tax bracket, that's a savings of $16,200 per year. According to BestPlaces.net, living in San Francisco is approximately 102% higher than living in Boca Raton. This means the same lifestyle in Florida would cost about half as much as it would in the Bay Area.

Thinking about relocating across the country is one thing, but to actually do it, takes some determination. This individual had his eye on the prize and wanted to start gathering the details to prepare what he would need.

We explained that underwriting will require employment within a reasonable distance of the upcoming home he would be buying. He would be making it his primary home and selling the California property. This was critical as it doesn't matter how good the credit is or what the income is, you cannot work in California and have a primary home in Florida. Since he was worked in technology, he advised he should be able to work from anywhere. All employees in San Francisco or nearby suburbs were required to come into the office at least three days per week. We explained an employment verification would take place at some point before the final loan approval.

This was vital information as now he could go to his human resources department to ensure the relocation could work and he could keep the same employment status. He discussed with HR at the tech company he worked for to learn that the relocation to Florida could be possible, but with a slight modification. The employer preferred staff to be close by, but would allow individuals to move outside the area if the choose and agreed to a salary reduction. In his specific case, the employer would reduce his income by 10%.

He understood his gross income may decline a small amount, but he also would not have state income taxes living in Florida. This nearly counterbalanced each other, and the overall housing situation would be significantly better in Florida.

Afterall, he had spoken to his former colleague who did the same move previously and was very happy living in Florida. And, he knew that many people in various industries were leaving California for different reasons. One of the top reasons was the cost of housing, and what you actually got for the price you paid for a California home.

He liked living close to a big city and decided he would move to Boca Raton which is a beautiful suburb in South Florida. It's fairly close to Fort Lauderdale and within an hour of Miami. Boca Raton has really grown over the past 20+ years and seen a great amount of development, increase in population, restaurants and overall quality of life. More than half of the properties including homes, townhomes and condos in Boca Raton were in HOA communities. This was another item that would need to be factored in as a mortgage underwriter will review the monthly expenses including principal, interest, taxes, insurance and the HOA payment if that is applicable.

That was a bit different as he didn't have a HOA in the Bay area, but it was fine for him. He understood that the HOA would cover a few basic items such as landscaping and lawncare which he would pay for anyway.

Now, that he narrowed down the area he wanted to buy a home in and obtained the go-ahead from human resources, we were that much closer in the process. Working with the same employer for the past several years helped simplify the process as W2s were needed for the prior two years. We understood the income would decrease by 10% according to human resources. However, his slightly decreased income would still be sufficient to quality him for a mortgage in Boca Raton, FL.

He listed his California home with a local real estate agent. Within a few weeks, they found a buyer. He was now ready to select his Florida home.

With the proceeds from the upcoming sale of his existing home, he could put a down payment on the upcoming home to help reduce his monthly payments. This would wind up being an overall great scenario to be in. He would keep his well paid job, have funds for a reasonable down payment and overall have a lower payment in Florida. He identified a stunning home, and within a few weeks, we obtained his mortgage approval for his home purchase.
